Airbnb's signed-in discounts

The Airbnb price a guest sees depends on who's asking.

Airbnb applies two host-funded discounts only at checkout, and no anonymous price check can see them. The top-rated guest discount gives signed-in guests with a 4.8+ average rating and at least three reviews 15% off. The mobile app discount gives bookings made inside the Airbnb app 10% off. Both rates are fixed by Airbnb, both apply strictly to the nightly rate (never cleaning fees, extra charges or taxes), and hosts fund the whole thing in exchange for extra search visibility and a badge on the listing.

They also stack. Airbnb's standard promotions compete with each other so only one applies per booking, but the top-rated and mobile discounts are independent layers on top of whichever standard promotion won. Discounts are applied one after another, each carving a percentage off the already reduced price, so the percentages don't simply add up.

The guest pays about 31% less than the base rate, not the 35% you'd get by adding the percentages.

Worked example: a real four-night stay

The direct site quoted $1,214.49. Against the public Airbnb price that's a $145 saving. Against the price a top-rated guest actually pays, direct loses by $14. A comparison widget that only shows Airbnb's public price gets caught out by exactly the guests most likely to book.

What RatePulse does about it

  • The public Airbnb price stays the headline. Beneath it: "Top-rated Airbnb guests: about $X", computed with Airbnb's fixed rates on the nightly portion only, then taxed. On a phone, where the guest who cross-checks lands in the Airbnb app, the estimate includes the app discount.
  • If that estimate beats your direct rate, the widget stops claiming a saving. It shows the true gap to the public price and offers the guest a price match.
  • OwnerRez accounts sync which discounts are on straight from the PMS. Other PMSs set them with two checkboxes, never a free-text percentage, because Airbnb fixes the rates.

One caution for hosts, from community reports rather than Airbnb's documentation: when a guest modifies an existing reservation while a discount is on, Airbnb reprices the whole stay with the discount included, and hosts have described losing money on bookings made before the discount existed.

What if Airbnb blocks the scrape?

Does the Airbnb price include the discounts Airbnb shows signed-in guests?

Not in the headline number, and the widget says so. RatePulse checks Airbnb as an anonymous shopper, which captures every public promotion: custom, length-of-stay, early-bird, last-minute. Airbnb also applies two host-funded discounts only at checkout: 15% for top-rated guests (4.8+ rating, 3+ reviews) and 10% for bookings made in the Airbnb app. Both come off the nightly rate only and stack. When a listing has either switched on, the widget shows the public Airbnb price with a “Top-rated Airbnb guests: about $X” estimate beneath it, and if that estimate beats your direct rate it offers the guest a price match instead of a savings claim.
